We offer a full concierge level service for the first time home buyer or the home buying veteran. What it means for you is that we listen. We listen to your needs and we focus on meeting your desires and we work towards achieving the dream. We work at your speed what ever that may be. We provide this service at no cost to our buyers! Here's a bit of what you can expect in our home buying process:

First steps - Consultation

We need to get acquainted with you and find out your goals so that we can best match you with a property and advise on next steps. What are you looking for? What kind of property do you currently live in? What are your priority's? Do we have any timelines that we need to be aware of?

  • We might need to address the need to find a home before a rental agreement or a lease is renewed

  • That might mean that we need to first sell a home before we can buy....or buy a home before we sell

  • We could also be looking at a Lease to Own scenario so that we can get out from under a current land lord.

Get Approved!

It’s a smart move to get pre-approved for a loan early in your home search. We have an easy-to-use tool that connects you with a licensed lender in your area with a history of positive customer ratings, who can help you pre-approved. 

Pre-approval requires the lender to pull the credit information and asses your financial situation. The lender will then give you a letter that states the amount they would be willing to lend you. If you get in a multiple-offer scenario, being pre-approved may give you an edge because the seller will have more confidence that you will be approved for a loan large enough to purchase their home.

You are not obligated to get a loan from the lender who you get a mortgage pre-approval from. When it’s time to officially apply for a mortgage, it’s best to get loan estimates from at least three lenders to compare their interest rates and fees.

Inspections

 

Once we have an accepted offer, it time to conduct our inspections. Home inspections are typically paid for by the potential home buyer and are a critical part of the home buying process. A good home inspector can advise you on current repairs, future repairs and recurring maintenance costs that should be taken in consideration as part of the home owners ongoing cost of ownership. With a good home inspector by your side you can potentially save thousands of dollars on unseen or unknown issues that might had otherwise gone missed. 

 

Utilities & Insurance

This is now a great time to start scheduling insurance and utilities for your move in date. Let your current insurance provider know that your purchasing a home so that they can get you a quote on a new policy, this may be a good time to shop plans for insurance providers. When it comes to utilities having them on and at the ready is the most ideal circumstance. In some cases you may need your Realtor to help coordinate this effort especially if your local utility provider requires closing statements for services to be ordered.  

 

Sign loan docs

Signing loan documents is one of the last major mile stones on the way to getting the keys to your new home. This can be a stressful and exhausting process, but don't worry were here to help you through.

 

 

Recording

In many cases recording can take place the same day as the loan doc signing, as long as it happens early in the day. Once title is recorded.....Welcome home!
