MLS - Multiple Listing Service

What is the MLS? The MLS is a tool offered by your Realtors AOR (Association of Realtors). The MLS provides multiple functions for Real Estate Professionals including a unified platform for listing, marketing and advertising your property with other fellow cooperating Realtors. There are multiple providers of MLS services within California. Not all listing services have the same services or product offerings. As an organization we have found it useful to be members of both the Citrus Valley Association of Realtors and the High Desert Association of Realtors so that we can insure max coverage for our clientelle in offering their properties for sale or when searching for listed properties for our buyers.  

 

CMA - Competitive Market Analysis

A comparative market analysis is an examination of the prices at which similar properties in the same area recently sold. Real estate agents perform a comparative market analysis for their clients to help them determine a price to list when selling a home or a price to offer when buying a home. Since no two properties are identical, agents make adjustments for the differences between the sold properties and the one that is about to be purchased or listed to determine a fair offer or sale price. Essentially, a comparative market analysis is a less-sophisticated version of a formal, professional appraisal.

A comparable market analysis can also include currently listed properties, especially if no similar properties were recently sold. However, listing prices only indicate what the seller hopes to get for the property and do not necessarily reflect what it is actually worth.

While the comparative market analysis is not an official appraisal, the real estate agent uses a great deal of similar practices and methods that an appraiser would use to arrive at a reasonable value for the property. If the home or property is so distinctive and/or unique where there are no comparable properties found, it may be in the best interest of the owner to hire a formal appraiser to value the property.

Printed Publications

We don't skimp on services. For each of our clients listing, we put together beautiful glossy printed brochures with the most frequently asked questions regarding the property. We work to capture the beauty of the hart of the home and infuse it with technical data & pertinent information about the surrounding community. Samples of these publications can be made available upon request. 

 

    

 

Broker Open House

We work with our clients to host open houses. Open houses are typically done during weekends mid day which is the usual peak of home tours for most people. 

 

3D Imaging

3D imaging is a very wonderful feature to add to help give people an idea of the overall layout of a home. Most potential buyers have an idea what home will be best for them by searching the web. Give your potential buyers the highest possible visibility of the property right up front with 3D imaging. 3D packages start around $350 and typically scale in price appox by $100 dollars for each additional 1000 sq ft. additionally photographed. 

 

Drone Photography

Drone photography is a nice feature for properties with landscapes that can be better appreciated with ariel photography. In cases where we have clients that have rural property, or several acres of land, a drone can often time help show a potential buyer the shear size, scope & beauty of the real estate that is being offer for sale. Drone photography can range in price depending on size and scope of the work being requested, however typically this service runs around $250 for a nominally sized property.

 

Home Staging Services

Home staging is a service that we offer. If your property is vacant and you would like to have the property outfitted with furnishings, we suggest taking this step prior to any photography work that might be performed. Generally speaking, a walk through and assessment of the property is warranted to start the discussion on what the best strategy is to work with showcasing the property and what current home fashion style would be best to draw that perfect buyer. Speak with your Real Estate Professional regarding home staging services. 

 

Pre - Inspection review

We work with our clients to prepare them for issues that may come up during the buyers due diligence period during your transaction. We can help in the process by working with our clients on items that may get called out during an appraisal, third party home inspection or a Termite inspection. While some of these items may be easy to sight and address up front, other items may not be so easily uncovered which can leave you with a last minute repair request that your not prepared for. Talk to your agent about pre-inspection services and if this choice is right for you.
